There’s no doubt ‘Los Feliz’ has established itself as the top neighborhood East of downtown Hollywood. However, with its reputation, comes a higher market value. Sure the school system is better, and the proximity to Griffith Park is always a top selling point, but if you’re looking to get into a nice piece of property, while still looking for an investment, Silver Lake seems to be the place at the moment.
Echo Park offers many good options, however it still has many pockets that are less than desirable. So while you may be able to get into the ‘EP’ cheap, it may be some time before you are able to see your property selling for a profit. Silver Lake offers that middle ground — less established that Los Feliz, but safer and more commercial than Echo Park.
What is Silver Lake exactly? Like New York and many large cities, Los Angeles offers many neighborhoods with distinct boundaries and nicknames. Silverlake is the neighborhood due East of Hollywood and Northwest of Downtown. It’s name derives from the Silver Lake Reservoir which is now a beautiful 2.2 mile jogging park, accompanied with a huge dog park for all the hipster animal lovers out there!
Silverlake is said to be the new ‘Los Feliz’ as it’s now inhabited by a wide range of ethnic and socioeconomic groups that once made Los Feliz the creative mecca of Eastside living. But that once hip Los Feliz community has now gentrified with children, home improvements, and upscale (and often overpriced cafes). Silver Lake now offers a similar opportunity to get in before rising prices spill further East to ‘Echo Park and ‘Angeleno Heights.’ Looking to sample the bars and nightlife, Silverlake has to offer. It is also home to the infamous annual summer festival that is ‘Sunset Junction‘ – A blocked off street fest that brings in headliners as well as local up-and coming future stars. And all still within a close drive to Griffith Park or Dodger Stadium.
Silver Lake is divided between the zip codes of 90039 and 90026, with part of Sunset Junction in 90029. Hyperion and Fountain Avenues separate Silver Lake from Los Feliz and the 90027 ZIP code. The properties that are selling better is anything north of Sunset Blvd. where safety and school quality sees a higher tier than that South of Sunset.
